That is why Edward Street Quarter has a series of spaces – public squares, roof terraces, brand new streets, cyclist hubs – all designed to enable collision points for residents and visitors. Recently completed, Edward Street Quarter delivers a vibrant new mixed-use neighbourhood with 110,000 sq. ft of Grade A offices, the largest to be delivered in Brighton for 25 years. Alongside workspace, 168 homes to rent or buy, independent cafes and restaurants - bringing over 2000 jobs and reviving this part of Brighton.

Socius acquired the site with Patron Capital from American Express and led on the community engagement and planning. Brighton and Hove City Council granted planning consent for the largest new mixed-use development in Brighton for 25 years. McLaren were appointed as contractor and construction works concluded in Spring 2023.

Socius has led a successful residential sales and office letting campaign, securing Octopus Energy, Natwest and Knights as tenants, as well as securing a build-to-rent sale to M&G and an affordable housing sale to L&G. Investec provided development finance. Socius is currently asset manager of the completed development.
