Milton Keynes is only 50 years old, yet the city has gained a significant reputation as a place of firsts.
Working with award-winning architects Rogers Stirk Harbour + Partners, we are creating a new chapter for one of Milton Keynes most recognised buildings.
Our brief suggested sensitive reimagining, community participation and ambitious improvements; and their response is ground breaking.
The plans will retain, refurbish and extend Saxon Court to deliver 185,000 sq ft of Grade A workspace incorporating office, coworking and R&D space as well as a dedicated innovation hub.
The workspace has been designed to respond to occupier demand post COVID-19 for flexible floorplates that maximise natural light and fresh air, with enhanced ventilation.
The residential element will comprise 288 Build-to-Rent (BTR) apartments (at 31% affordable) in a new building designed for post COVID-19 urban living.
It will be the first UK BTR development to incorporate vertical sky gardens which provide all residents with access to multi-level outdoor spaces for relaxation, outside work, exercise and communal gardening.
The development will also include a green roof and a mix of indoor and outdoor public space at street level for pop-up markets, food stalls, events and performances.
MK Gateway will be set around a new public square and landscaped green spaces that will serve as a new meeting point in the heart of the city.
The 2.35-acre site will create over 2,000 new jobs, deliver nearly £300m in social value over the next 20 years, and provide opportunities for independent food, drink and retail outlets, including workshop space for local SMEs.
The full story
Socius and investors Patron Capital acquired Saxon Court and the adjacent land from Milton Keynes Council and Milton Keynes Development Partnership with Patron Capital in 2021.
Working with RSHP, Socius secured planning consent for 250,000ft2 of best-in-class office space, along with 288 residential units and a new public square. The strip-out of the existing office building began in summer 2023, and construction is due to commence in 2024.
